ALIGNING WITH SOBHA REALTY VISION
Dubai has grown rapidly from a small fishing and pearling town into a major global city. Its population increased from around 40,000 in 1960 to over 4 million by 2025. This growth has been driven by strong leadership, infrastructure development, and global investment.
In 2021, His Highness Sheikh Mohammed Bin Rashid Al Maktoum announced the Dubai 2040 Urban Master Plan. The plan focuses on improving the quality of life, managing future growth, and making Dubai one of the best cities to live in by 2040. It is designed to support a population of 5.8 million residents and around 25 million visitors per year.
The plan is built around a few main goals. improving liveability, increasing green and recreational spaces, enhancing public transport, supporting economic growth, and providing long-term housing solutions for UAE nationals. Green and open spaces will be expanded, and a large portion of Dubai’s land will be preserved as nature reserves and rural areas. Public transport will also be improved, so most residents live close to a station.
Key idea in the plan is the 20-minute city, where residents can reach most daily needs, such as work, schools, shops, and healthcare, within 20 minutes by walking or cycling. This is intended to reduce traffic and improve daily life.
Development will be focused around five main urban centres:
- Deira and Bur Dubai are the historic and cultural centres
- DIFC, Downtown Dubai, Sheikh Zayed Road, and Business Bay are the global business centres
- Dubai Marina and JBR are the tourism and leisure centres
- Expo City Dubai as a hub for innovation, logistics, and exhibitions
- Dubai Silicon Oasis as a centre for technology, education, and research
The plan also includes major infrastructure and sustainability projects such as expanding public beaches, developing new metro lines, and promoting eco-tourism in areas like Hatta.
Overall, the Dubai 2040 Urban Master Plan provides long term clarity and direction, especially in emerging areas such as Expo City and Dubai South and Dubailand.
