The Greens at Sobha Sanctuary offers two villa variants, Garden Villas (also called as Townhouses) and Courtyard Villas. These residences come in four and five bedroom layout floorplans, with limited stock Villas including private lifts and private pools.

Both the 4 Bedroom Garden Villas (also called townhouses) and 5 Bedroom Courtyard Villas, the floorplans are designed around Vaastu, light, and everyday ease. Living and dining areas are positioned along the garden edge to maximise daylight, with centrally placed fully fitted kitchens allowing efficient access to dining, utility, and service spaces.

The 4 Bedroom Garden Villas, with internal areas of approximately 2,450 to 3,430 sq.ft, offer well proportioned bedrooms averaging 3.0-3.5 metres in width, typically with one bedroom on the ground floor and the remainder upstairs for privacy.

The 5 Bedroom Courtyard Villas, spanning roughly 4,100 to 4,150 sq.ft, introduce a central courtyard that enhances natural light and ventilation while creating a more open larger bedroom sizes and generous master suites.
